What's Included in an Office Electrical Fit Out
Every refurbishment starts with a detailed survey of the existing installation, so we know what can be reused, what needs upgrading and what has to come out. From there, we build a scope around your new layout and give you an itemised quote that shows exactly where the money is going. Nothing is bundled into vague line items, which makes it easy to compare against other quotes or submit as part of a tender.
Strip Out & Making Safe
Most refurbs begin with the removal of the previous tenant's installation. We safely isolate and disconnect redundant circuits, remove old cabling and containment, and leave the space ready for the new fit out. Doing this properly matters, because abandoned cables left live in ceiling voids are one of the most common problems found on later inspections. Where the existing distribution board is old or undersized for the new layout, we upgrade it as part of the works.
Power, Data & Lighting
We install small power to desks, floor boxes, meeting rooms, kitchens and comms areas, designed around how the space will actually be used rather than a generic socket count. Lighting is usually upgraded to LED with presence detection and daylight controls, which improves the working environment and cuts running costs. Containment is installed to a neat, logical layout, so the next alteration is simple rather than a search through a crowded ceiling void.
Fire Detection, Emergency Lighting & Security
New walls and rooms change how a fire alarm system needs to cover the space, so we alter and extend detection to suit the new layout and recommission the system once work is complete. Emergency lighting is redesigned around the new escape routes and certified to BS 5266. We also install access control, door entry and CCTV, so the finished office is secure from the day the tenant moves in.
Cat A & Cat B Fit Outs for Landlords and Tenants
Landlords preparing a vacant unit for letting usually need a Cat A fit out: a clean, compliant base installation with lighting, general power, fire detection and emergency lighting that any incoming tenant can work with. We deliver these to a standard that helps the space let quickly and passes the scrutiny of a prospective tenant's surveyor.

We regularly work alongside interior designers, project managers and main fit out contractors on these projects, delivering the electrical package to their programme. At the end of a lease, we also carry out reinstatement works to return a space to its original condition, helping outgoing tenants deal with dilapidations efficiently.

Refurbishing Offices That Stay Open
Not every refurbishment happens in an empty building. Many of our projects are phased floor by floor, or area by area, while the rest of the office keeps working. In these situations we plan isolations so that only the affected areas lose power, carry out noisy work early in the morning, in the evening or at weekends, and keep work areas clearly segregated, clean and safe. Our lead engineer stays in regular contact with your office or facilities manager, so staff always know what is happening and when.
A Handover Pack That Satisfies Everyone
When the work is finished, every circuit is tested to BS 7671 and you receive an Electrical Installation Certificate with full test results, along with commissioning certificates for the fire alarm and emergency lighting. Where the refurbishment is covered by a building warrant, we provide the certification your architect or agent needs for the completion certificate. This is the paperwork that landlords, insurers and future contractors will rely on, so we make sure it is complete, accurate and handed over promptly.
